What utilities do I pay for when I rent from DBJ Properties on Matson Ave?

 

Tenants are responsible for electrical service in all DBJ Properties leases for our Matson Ave apartments. This powers electric for your apartment including all lighting and outlets in the living room, kitchen, bathroom and bedrooms along with the air conditioner, kitchen appliance & bathroom electrical usage. 

 

Tenants are required to transfer electrical service for their apartment at the start of the lease using Duke Energy.  NO alterative energy service company may be used without prior written consent of DBJ Properties. Duke Energy contact information is www.duke-energy.com or phone number 800-544-6900. All utilities bills received by DBJ properties during the term of the lease will be payable by the tenant upon receipt by DBJ Properties.

 

DBJ properties does pay, on behalf of our tenants, a monthly electrical fee for each building to cover the electrical usage of common area lighting, basement lights, washer & dryer electric and exterior lighting.

 

 

Why don’t I pay for the gas bill?

 

DBJ Properties pays all natural gas service on behalf of our Matson Ave apartment building as a part of the tenant lease payments.  The gas service supports the furnaces in winter months and hot water heaters all year.  When you call Duke Energy to start your utility service for your apartment please do not ask for gas service to be placed in your name.

 

 

When is garbage picked up?

 

Garbage Service for our Matson Ave. apartments is provided by Rumpke Waste Management.  Garbage, rubbish, and other trash shall be disposed of only in the receptacles provided. Trash containing food shall be securely wrapped before being placed in a receptacle.  Hazardous wastes must be disposed of according to state and federal laws. No hazardous wastes, toxins or comparable danger­ous substances are to be disposed of in the trash cans. This includes batteries, paints, oils, tires, etc.  Residents are responsible for removal of discarded furniture, appliances, or other bulky items from the property. These items may not be placed in the trash cans.

 

There are Rumpke trash cans provided behind each building.  No bulk items that will not fit in the trash cans will be removed by DBJ Properties.

 

Garbage is picked up by Rumpke on Wednesday mornings.  The cans are moved along Plainfield Road for you by DBJ Properties.  We take out the garbage cans on Tuesday afternoon or early evening.  We bring them bring back to your buildings on Wednesday afternoon / evening.

 

DBJ Properties cleans the common areas of your buildings every two weeks, sweeping the commons stairways, basement floors and emptying the garbage around the washer & dryer in the basement.  Please be respectful of your neighbors and pick up any garbage you see around the complex to maintain a clean living environment.

 

 

Do I pay for water & sewage

 

Water & Sewage costs for your apartment are covered by DBJ properties as a part of your rent payments or as a separate water assessment.  We pay the water & sewage bills on behalf of our tenants. 

 

It is a tenant’s responsibility as a part of their lease agreement to conserve water usage and report any plumbing or water problems to DBJ Properties immediately.  This includes faucet leaks, toilets running, basement water leakage signs, etc.  DBJ Properties reserves the right to charge any tenant for excessive water fees.
